Introduction
LandLeap is a brand operated by E.S. Entrepreneurship & Project Management LLC. LandLeap is not a separate legal entity. In this policy, “LandLeap,” “we,” “us,” “our,” and “the Company” mean E.S. Entrepreneurship & Project Management LLC.
This policy describes how the Company collects, uses, discloses, retains, and protects personal information in connection with landleap.org and the vacant-land activities described below. The Company purchases vacant land from property owners, markets land to prospective buyers, researches property records, and coordinates purchases and sales through the closing process that applies to each transaction.
Our business address is 132 S Lasky Dr., Floor 2, Unit #225, Beverly Hills, CA 90212, United States.
This policy describes the practices we have been able to confirm for this website and for the acquisition work described here. It does not mean that every privacy statute applies to the Company. Publishing this policy does not, by itself, make the Company compliant with every law. Use of the website is also covered by our Terms of Use.
Information We Collect
The information we handle depends on how we come into contact with you. The sections below separate information you give us, information that comes from records and data sources, and information the website receives automatically.
Information you provide
If you contact us, you may give us:
- Your full name
- Email address
- Phone number
- Mailing address
- A property address
- A parcel number or assessor’s parcel number (APN)
- The county and state where the land is located
- Other property details you choose to share
- The message or inquiry you submit
- Information you later provide while we discuss a possible purchase or sale
When the online inquiry form is turned on, it asks for your name, email address, an optional phone number, and a message. If you start from a listing, the form also sends the property identifier and title for that listing. It includes your confirmation that we may contact you about that inquiry. The form includes a field visitors are not asked to complete. That field is used to reduce automated submissions. A submission that fills it in is rejected and is not delivered.
The inquiry form does not ask for a payment card number, Social Security number, or government identification number. If online delivery is turned on, the form sends the inquiry to a web address the Company configures. The provider behind that address is set outside the website code and is not named on this page. The website does not save inquiry messages in its content files. When the form is turned off, the contact page offers an email link instead. An email you send includes your email address and whatever you write.
During a purchase or sale, you may also give information to a title company, escrow company, attorney, or similar provider. That provider collects the information under its own instructions.
Information from government property records
We may obtain information from public sources, including:
- County assessor records
- County recorder records
- Property ownership information
- Public tax records
- Parcel information
- Other property data a government office makes available to the public
That information can include an owner’s name and a mailing address, together with details about the land.
Information from commercial sources
We may also receive property, ownership, and mailing-address information from companies that compile real estate data. The names of those companies are not stated in the website code. A commercial file is a different source from a form you submit and from a record we read at a county office.
Information collected automatically
We reviewed the website code before writing this section. The site does not include Google Analytics, Google Tag Manager, the Meta Pixel, Vercel Analytics, Cloudflare Analytics, or another advertising or analytics script. We do not build a separate profile of the pages you view.
The application is built to be hosted on Vercel. If it is hosted there, the host may keep ordinary server logs. Those logs can include an IP address, browser and device information contained in a user-agent string, the page requested, the time of the request, and the referring page when a browser sends one. The host’s log-retention period is not stated in the website code.
If you submit the inquiry form, the server may use the IP address on that request for a short time, in memory, to limit repeated submissions. That check is not written into the website’s content files.
We did not find analytics or advertising cookies in the website code. Your browser may still handle information that is needed to load the pages. We do not use cookies on this site to select ads for you.
Public Property Records and Landowner Outreach
A normal part of this business is looking for vacant land the Company may be able to buy. For that work, we may use publicly available ownership information and, where we obtain it, commercial property data. We use that information to:
- Research land the Company may want to acquire
- Identify the owner shown in the records we review
- Evaluate whether a parcel fits the Company’s acquisition work
- Contact an owner about a possible purchase
- Send a physical letter asking whether the owner wants to discuss a sale
- Keep records of that acquisition work
These sources are not the same:
- Information you submit. This is what you type into a form, send by email, say on a call, or otherwise give us. You choose to provide it.
- Information from government property records. This is information a county or other public office makes available, such as assessor, recorder, tax, and parcel records. We may collect it even if you have not contacted us.
- Information from commercial data providers. This is ownership, parcel, or mailing information we obtain from a company that supplies real estate data. It may have started in a public record, but a commercial file is still a separate source, and it can include corrections, additions, or errors of its own.
Information that appears in a public record is not automatically free from every privacy requirement. A statute may still limit how a business can use, keep, or disclose personal information, including information that a government office also holds. Deleting our copy does not remove the government’s record.
If you do not want purchase-inquiry letters from us, email info@landleap.org or write to the address in Contact Information. Tell us the name and mailing address that should be suppressed. We will keep a record of that request so we can honor it. The website does not currently offer a self-service opt-out form. Stopping our letters does not change the county record, and it does not require us to delete information we must keep for a transaction, a legal duty, or to remember the opt-out itself.
How We Use Personal Information
We use personal information for these purposes:
- Responding to inquiries from owners, buyers, and other people who contact us
- Evaluating properties
- Communicating with owners about a possible purchase
- Preparing a possible purchase offer
- Coordinating a land purchase or sale
- Providing property details to prospective buyers
- Managing the business relationship that follows an inquiry or a transaction
- Maintaining records of inquiries, outreach, and transactions
- Operating and improving this website
- Sending business communications that relate to an inquiry or a transaction
- Limiting fraudulent or automated submissions
- Complying with law and responding to lawful requests
The inquiry-form confirmation allows us to contact you about that inquiry. It is not a grant of permission for every future marketing use.
Sharing and Disclosure of Information
We disclose personal information when it is reasonably connected to the purposes above. Depending on the situation, recipients can include:
- Title companies and escrow companies involved in a transaction
- Attorneys working on a transaction
- Surveyors and other transaction service providers
- The company that hosts the website
- The inquiry-delivery service, when that connection is turned on
- Email and telephone providers we use to communicate with people who contact us
- Technology and security vendors that support those activities
- A government agency, court, or other party when the law requires a disclosure, or when a disclosure is reasonably necessary to protect the rights, property, or safety of the Company, a customer, or another person
A property transaction often requires sharing owner, buyer, and parcel information with the professionals closing that transaction. We share what is reasonably necessary for the transaction the person is involved in.
A disclosure to a provider that performs work for us is different from selling personal information, and it is different from sharing personal information for cross-context behavioral advertising. This website does not run an advertising-sharing program. The Company has not finished a separate review of whether any offline list, data-vendor contract, or marketing arrangement meets a legal definition of “sale” or “sharing.” Until that review is complete, this policy does not state that personal information is never sold or shared. The site does not currently offer a “Do Not Sell or Share My Personal Information” link. If that review shows a link or another control is required, we will add it and update this policy.
Cookies and Analytics
This section describes the tools we found in the website code.
We did not find Google Analytics, Google Tag Manager, the Meta Pixel, Vercel Analytics, Cloudflare Analytics, or a similar tracking script. We did not add a cookie-consent banner, because those tools are not part of this site. If we later add an analytics or advertising tool, we will update this policy first, and we will add a consent mechanism if the law requires one.
Hosting logs, described above, are the usage records this site is built to produce. The short-lived IP check on the inquiry form is used to limit repeated submissions. It is not an advertising cookie.
Marketing Communications
We communicate in different ways. A message you send us, a letter we send about a parcel, and a promotional campaign are not the same thing, and they do not all rest on the same permission.
Postal mail
We may send a physical letter to a property owner about a possible purchase of that owner’s land. The letter may be based on public records or commercial property data, including when the owner has not used this website. You may ask us to stop those letters by using the contact details below. Include the mailing address you want removed.
We use email to respond to people who write to us or submit an inquiry. This website is not connected to a promotional email platform. Submitting the inquiry form, or emailing us, does not sign you up for a marketing list. If we send a commercial marketing email in the future, we will include the choices the law requires, which can include a way to opt out.
Telephone
The website publishes a telephone number, (213) 279-6213, and invites people to call or text that number about a property. If you give us a phone number and confirm that we may contact you about your inquiry, we may use that number to respond to the inquiry. That confirmation is not consent to a general marketing-call program, and it is not consent to autodialed or prerecorded calls.
Text messages
This website does not send SMS or other text messages. We do not treat a form submission as consent to promotional texts. If you text the published number, we may reply to that conversation. A promotional text program would need its own consent and opt-out process. That program is not part of the website today.
This policy is not a substitute for consent the law may require before a particular call, text, or email. The website does not contain a separate workflow for recording marketing consent or for processing every type of opt-out automatically. Requests are handled through the email address and mailing address below.
Data Retention
We keep personal information for as long as we need it for a legitimate business, operational, transaction, or legal purpose, and as applicable law allows. Those purposes include answering an inquiry, evaluating land, documenting a purchase or sale, honoring a request to stop marketing mail, protecting the website, and meeting a recordkeeping duty.
We have not adopted a fixed retention period or a written retention schedule. That schedule still needs to be confirmed. When we no longer need the information for a purpose that applies, we will delete it or de-identify it, unless the law requires us to keep it. We may retain a suppression record after an opt-out so that the opt-out continues to work.
Data Security
We use administrative, technical, and organizational measures that are reasonable for this website and for a business of this type. Pages are served over HTTPS. When inquiry delivery is configured, the inquiry is sent to an address that must use HTTPS.
These measures reduce risk. They do not make security absolute. We do not claim a security certification, and this policy does not state that information is encrypted while it is stored. No method of transmission or storage can be guaranteed against unauthorized access.
Consumer Privacy Rights
Some state privacy laws give residents rights involving personal information. Those rights can include:
- Access to personal information a business holds about you
- Correction of inaccurate personal information
- Deletion of personal information, subject to exceptions
- Opting out of certain uses, which can include a sale or a share for targeted advertising where that concept applies
- A response to a request you submit
- A process for verifying that the request comes from you, or from someone allowed to act for you
- Protection from unlawful discrimination for exercising a right the law gives you
These rights are not identical in every state. A law may apply only when a business meets thresholds such as revenue, the volume of personal information it handles, or the share of revenue it derives from selling personal information. The Company’s mailing address is in California. That address is a reason to take California privacy law seriously. It does not, by itself, decide whether the California Consumer Privacy Act, as amended, or any other state privacy law, applies. The Company does not claim that every visitor has the same rights.
To make a request, email info@landleap.org with the subject line “Privacy request.” Describe what you are asking for and the state where you live. We may need information to verify your identity, or your authority to act for someone else, before we complete the request. We will respond within the time the law that applies to the request requires. We may decline a request when the law allows that, including when we need the information for a transaction, for security, or for a legal duty.
We will not deny a service, charge a different price, or provide a lower level of service only because you exercised a privacy right that applies to you, except where the law allows a difference. Public records may remain available from the office that maintains them after we delete our copy.
The site does not yet have an online form, an authorized-agent portal, or a “Do Not Sell or Share My Personal Information” control. Those tools should be added if a completed legal review shows they are required. Until then, use the email address above.
Children's Privacy
This website is meant for adults who are considering buying or selling land. It is not directed to children under 13, and we do not knowingly collect personal information from children under 13. If you believe we have received information from a child under 13, email us and we will delete it.
Third-Party Websites
The website may link to sites and services we do not operate. Some listings link to a payment page on MoonClerk. County sites, map providers, and other linked pages have their own practices. If you follow a link, the information you submit there is governed by that party’s privacy policy and terms. A link does not mean we control that party or that we receive everything you enter on its site. We do not receive payment-card numbers through the LandLeap inquiry form.
International Visitors
This website is directed to people in the United States. If you visit from another country, your information may be processed in the United States, where the privacy rules may differ from the rules where you live. We do not claim a specific international transfer framework or certification. You may still contact us with a question or a request, and we will consider it under the law that applies.
Updates to This Policy
We may update this policy when our practices change or when we need to describe them more clearly. The effective date under the page title will change when a revision is approved for publication. The page you are reading is the current version on this website. Where a change is material and the law requires a particular notice, we will provide that notice.
