Land you own

Sell your vacant land

LandLeap is a brand of E.S. Entrepreneurship & Project Management LLC. The company acquires vacant land from owners and also markets land to buyers. This page is for an owner who wants to ask about a parcel. It is not a promise that LandLeap will buy that parcel, pay a particular price, or close on a particular date.

The company has not published a fee for asking, a timeline, or a statement that every purchase is a cash purchase. Any offer depends on further research. A sale is binding only when the agreement for that transaction is signed. Until then, either side may decide not to proceed. The details are in the Terms of Use.

What should I send with an inquiry?

Send what you know. Useful details are the county and state, the property address if there is one, the parcel number or APN, the acreage, and how to reach you. If you inherited the land, or if property taxes are unpaid, say that too.

You do not need a complete file before you call or email. If a fact is missing, say so. LandLeap would rather hear that a detail is unknown than receive a guess.

Call or text (213) 279-6213, email info@landleap.org, or use the form on this page when it is turned on. You can also write to the mailing address below. That address is not a walk-in office.

Does an inquiry mean you will buy the land?

No. Sending information does not obligate you to sell, and it does not obligate LandLeap to make an offer. The company may research public records, ask more questions, make an offer, or decide not to proceed. Title, ownership, access, condition, price, and other facts can change that decision.

LandLeap does not publish a closing timeline on this page. If a conversation continues, the timing for that parcel is part of the discussion, not a site-wide guarantee.

Can I ask about inherited land?

Yes. Owners contact LandLeap about land they inherited, land they no longer use, and land they do not want to keep paying taxes on. An inheritance, by itself, does not tell the company whether it can buy the parcel. Include the county and the parcel number if you have them, and say whether the estate is still being settled if that is the case.

This page is not legal advice about probate, title, or who is allowed to sign. Those questions belong with a lawyer or the court handling the estate. The Terms of Use explain that the website is not a substitute for that advice.

What if the property taxes are unpaid?

Say so in the inquiry if you know. LandLeap has not published a rule that it will pay delinquent taxes or that it will accept every parcel with a balance. The county treasurer, not this website, is the source for the amount owed.

For a general explanation of how land taxes work, read The simple guide to land taxes in the U.S.. That guide is background reading. It is not a tax opinion about your parcel.

Do I need a real estate agent to contact you?

No. You can contact LandLeap directly. Nothing on this page requires you to hire an agent, and nothing here says an agent is the wrong choice for your situation. If you already have an agent, you can say that when you write.

Is the Beverly Hills address a walk-in office?

No. 132 S Lasky Dr., Floor 2, Unit #225, Beverly Hills, CA 90212 is the company’s mailing address. Call, text, or email before you send mail. LandLeap is not presented here as a public storefront.

Where should a buyer start?

If you want to buy land, this is not the page for that. Browse the properties, then read how buying a listing works. Guides on evaluating a parcel, access, and records are under Resources. Questions about a listing go through contact.
